DOMENIKA LATVIA provides the following services to foreign citizens:

If you are not a citizen of the European Union member state, we are offering you to arrange your visa, invitations and temporary residence permits.

At the same time with purchasing of a real estate property, we will also assist you to process receiving of a residence permit in Latvia, enabling you to travel freely throughout the European Union member states (in the Schengen area) visa free.

If a foreign citizen has purchased in the Republic of Latvia or he/ she possesses one or several real estate properties in the Riga planning region or the cities of the republic (in Riga, Daugavpils, Jekabpils, Jelgava, Jurmala, Liepaja, Rezekne, Valmiera, Ventspils), the total value of the real estate property whereof is a minimum of 100 000 LVL (~188’679 USD), one or several real estate properties outside the Riga planning region or the cities of the republic, the total value of the real estate property whereof is a minimum of 50 000 LVL (~94’340 USD), provided that the following conditions are fulfilled at the same time:

  • He/ She does not have or has never had any real estate property tax liabilities,
  • Payment of the total value of the real estate property has been made with a transfer by clearing,
  • The real estate property has been purchased from a legal entity registered in the Republic of Latvia or a natural person, who is a citizen of Latvia, an alien of Latvia, a citizen of the European Union or a foreigner, who stays in the Republic of Latvia with a valid residence permit,
  • The total cadastral value of the real estate property purchased in the Riga planning region and the cities of the republic at the time of their purchase is a minimum of 30 000 LVL (~56’604 USD) or the total cadastral value of the real estate is a minimum of 10 000 LVL (~18’868 USD) if the real estate property purchased is located outside the Riga planning region and cities of the republic,
  • If the cadastral value is smaller than the one specified in this Subclause, the total value of the real estate property must not be smaller than the market value of the real estate property established by a certified real estate appraiser, a temporary residence permit in Latvia for a period of up to five years is granted.

* During the validity period of a temporary residence permit, you are entitled to request a residence permit for your spouse or underage children.

If a foreign citizen, who has been granted a temporary residence permit, has remained in the Republic of Latvia for a minimum of 5 years (this condition is not applied regarding foreign citizens, who have received temporary residence permit for the purpose of studies), he/ she is eligible to receive a permanent residence permit in Latvia.

In order to receive a residence permit, DOMENIKA LATVIA processes documents:

1) On the grounds of the real estate property purchased

Purchasing a real estate in the Republic of Latvia in the Riga planning region (the colored regions are indicated in the figure) or in the cities of the republic (in Riga, Jurmala, Jelgava, Valmiera, Ventspils, Liepaja, Jekabpils, Daugavpils and Rezekne), the total value of the real estate property whereof is a minimum of 100 000 LVL (~180’183 USD), one or several real estate properties outside the Riga planning region or the cities of the republic, the total value of the real estate property whereof is a minimum of 50 000 LVL (~90’416 USD), a residence permit in Latvia for a period of five years can be received;

2) On the grounds of investments in the subordinated capital

If a foreign citizen has made a financial investment in a credit institution of the Republic of Latvia in the minimum amount of 200 000 LVL (~377’359 USD) as a subordinated capital of the credit institution (by means of a subordinated loan or subordinated bonds), provided that the minimum term of the said transaction is five years and according to the terms and conditions of the investment he/ she is not entitled to terminate it before the payment date of the investment.

In order to receive a residence permit, the minimum amount of real estate properties is 100 000 LVL (~188’679 USD) in the colored Riga planning regions specified in the figure.
